Questions for your next client conversation

Levine Coaching perspective: Use this statewide context to begin a conversation, then review comparable properties, current competition, and the client's priorities. Ask what has changed in the relevant neighborhood and price range before drawing conclusions about a particular property.

Turn market information into CEO decisions

Pricing conversations: Use the statewide trend as context, then compare recent local sales, active competition, days on market, and seller concessions. A higher statewide median does not establish the value of an individual listing. Agree on a pricing review date and the evidence that would support an adjustment.

Business planning: Review appointment-to-listing and contract-to-closing conversion alongside local market conditions. Build conservative, expected, and stronger-sales scenarios for the coming quarter rather than assuming last year’s pace will continue.

Profitability: Forecast what you expect to keep after splits, referral fees, marketing, and operating costs. Allow for longer transaction timelines and review cash reserves before committing to new expenses.

CEO decision-making: Schedule a monthly review of pipeline, cash flow, expenses, and capacity. Choose one action, name its owner, and set a review date. Let the numbers guide your next move instead of reacting to a headline.
